In today?s changing real estate marketplace, one-third of consumers said in a national survey that local ? housing market knowledge? is the most valuable attribute they look for in hiring a real estate agent. ?Commissions? and ?communication? tied for second place in the survey. Each received 22%.

Fourteen percent of consumers responding to the random survey said ?experience? is the most valuable asset they seek in hiring an agent. Ranked last is ?negotiating skills.?

Types Of Liens On Real Estate

-A lien is a legal recorded claim against a property. The claim encumbers the property as a means to collect money owed, such as a mortgage, property taxes, or an unpaid debt owed to a contractor who performed work on the property. There are other reasons liens are recorded against a property.

-Equitable lien. When a property is held as collateral and the parties agree in a document, that the property is used to secure the debt.

-General liens. These liens all real estate and personal property. Court ordered judgments, probate actions, and IRS taxes fall under this category.

-Judgment lien. This is the result of an action by a party or government agency through a court of law to collect payment on a claim.

-Involuntary lien. State statues create real estate property taxes. These taxes are a claim against the property and the property owner assumes the statue when purchasing a home. Unpaid taxes can result in a specific involuntary lien.

-Specific liens. Special assessments and mechanics liens fall into this category. Unpaid contractors from home repair and remodeling projects can file a specific lien. Homeowner associations and local governing bodies can issue special assessments for repairs and improvements. Failure to pay these special assessments can result in lien being placed against a property.

-Voluntary lien. When you have a mortgage and voluntarily agree that the mortgage lien is security for the lender in case you default on a mortgage loan.

Are You Wearing The Right Sized Bra?


How many times is it written in the press, and mentioned on the news that more than 80% of women are wearing the wrong sized bra? Frequently? Well, are you? Do you know whether your bra fits correctly?


Is it important? Do we really need to be that bothered? Well, the answer really has to be yes. Younger women can get away without wearing a bra, or wearing one that doesn't support them properly, as their young muscles and tendons keep things in place. But this doesn't go on forever, and as we age, we are all too keenly aware of the dreaded droop! And anyway, an ill fitting bra under a T-shirt or close fitting top is just so ugly.


There are other, potentially more serious problems though, especially if you have a curvy figure. Breasts that aren't properly supported can lead to all sorts of problems with your back, shoulders, skin irritations and self-esteem. If you have never been properly fitted, why not try it? You may well find the bras you buy in the future will completely change how you carry yourself, bringing your shoulders back and boosting your self-esteem considerably.


Although too many women are wearing bras that do not fit them correctly, there really is an over reliance on consistently buying the same size. We go into a store, are measured and told we are a 38G and off we go and buy only 38G bras.


It can often be just as well to throw away the tape measure and keep trying on bras until you get one that fits properly. If you rely too heavily on the tape measure, you stick in the comfort zone and continue to buy the same size. But there are far too many variables now in bra manufacture to be able to rely on that 'size' as a constant. Here are just a few:


1. The type of materials used
2. How the fabric is cut
3. The level of support/elasticity offered by the fabric
4. The design of the bra
5. The style of the bra (full cup, balconette, demi-bra, strapless, bustier etc )
6. Variations in sizing between brands
7. Variations in sizing conventions in different countries
8. Variables in the production process
9. Fashion sizing (i.e. putting smaller sizes on the label than the garment actually is ...)


...and all this before you even start to consider how your own body alters over the course of the day, the month, the year, or events such as pregnancy, measurable weight loss or gain, or surgery.


Therefore, the best way of ensuring you get a correct fitting bra is to try it on yourself. There are many guides to buying the correct size - some rely entirely on the tape measure, but many more are now moving towards the advice of trying on until the fit is right.


If the bra is right for you, it will:


1. Feel comfortable - there will be no red marks or wheals
2. The back band will be parallel with the front band
3. If it is underwired, the underwires will sit comfortably at the back of the breast without digging in. The front of the underwires will sit comfortably between your breasts and rest against your breast bone.
4. The cups will be full - not overflowing, and not sagging
5. The straps will not cut in, and they won't slip down.


When you do find a bra that fits properly, why not buy another one! There's nothing wrong with having a range of different 'sizes'. Bras from the same brands tend to be the same size, there will be different cup sizes in European and American makes and you may need different cup and back sizes to cope with changes in your body shape each month.


So, when you have bought the right bra for you, follow the care instructions to keep it doing its job as long as possible. Bras usually only have an effective life of around 5/6 months and will lose some elasticity each time they are washed. You will probably need to alter the straps and the hook position over that time to compensate for this.


Yes, there are too many women wearing the wrong sized bra.

Yes, it is important to ensure the right fit.

Falling or snapped bra/dress/shirt straps can be a real nuisance and the easiest and most obvious answer is: ?A safety pin,? says Chase. ?Always carry small ones, which are less visible but still secure.?

Zip It
If your zipper is not ready to rise, ?a bar of soap or wax candle rubbed gently onto the problem area should help it loosen up,? advises Wakeman.

Cute as a Button
If you have a button that?s floor bound, clear nail polish will come to the rescue, again. Dab the top of the button to prevent it from falling off. Another way to keep it tight: a storage bag tie. Peel off the plastic and thread the button with the metal strip.

Better Sweater
Rub a piece of Velcro up and down the fabric to remove sweater pills. For snags, take the tip of a closed pen, push the snag back through the inside of the garment and knot it.

Ear and Now
The backing of your earring has fallen on the dance floor and it?s nowhere to be found. ?Not to worry,? says Wakeman, who?s seen this happen to more than one bride. ?Take the eraser off a pencil and push it through the stem. You?ll be good to dance the night away.?

While emergency remedies are invaluable, averting disasters is obviously the way to go. Have the soles and heels of new shoes reinforced, and always be sure to waterproof suede shoes, advises Goodkind.

Chase also advocates carrying an extra jacket, a cashmere cardigan, or a pashmina in case you need to cover up a stain (or it gets cold!). And when all else fails, she says, ?Think creatively. I once had a Ralph Lauren pink gingham dress with spaghetti straps. I had the straps taken in and the night I put on the dress, one strap broke. I didn't have needle and thread, so I took the other strap off and wore it strapless. You know what? It looked better!?

The Other Side Of The BMW 3 Series



Just a couple of days ago, the BMW brand has already sent out the newest version of the BMW 3 series. And they have created this vehicle line to come as a convertible. However, behind all the glamour and splendor of this vehicle being a creation of the BMW brand, some experts and car connoisseurs have mentioned that perhaps this vehicle just does not suit to their tastes and simply just looks not like other BMW vehicles.



Despite being garbed in the best BMW body parts that BMW can create, the overall look made the BMW 3 series look like a bizarre little thing. One expert did say that if this convertible was a woman or a person, perhaps he could say that the BMW 3 series has got the extra and unwanted fat that most people would not want in their bodies. Plus, the vehicle also has got that extra overhang that just looks not just right for the vehicle model.



Anyhow, this vehicle would soon be welcoming into its family a couple of units that would hold unique variations and deviations come 2007. One variety would be those BMW 3 series vehicles that would hold smaller engines. Another variety would be those that use diesel engines as its source of power. But, of course, as a BMW vehicle, it would not be surprising if this one also does come with a high price tag. As usual.



The newest model of this vehicle line is actually in its fourth generation already. It comes with a hard roof that can be folded so much so that you can use the vehicle on sunny days with the top down or on hard and cold winter travels with the top up. But you see, unlike other vehicles which can bring the top down in some 10 seconds or even less, the BMW 3 Series? top can be taken up or stowed away in 22 seconds.



Despite the down sides, you also do get one kind of special leather for its upholstery. This new one is the very first leather that is sun-reflective. The company does say that it does protect your seats from the kind of damage that the sun can do on your interior. Well, at least, that would be something to look forward to.

Home Sales Likely To Level Out

According to the National Association of Realtors, home sales are likely to level out during the next few months.

The Pending Home Sales Index indicates sales that sill be finalized within the next couple of months. Based on the contracts signed in July, the PHSI is down 7.0% for the month. On a year-to-year basis, the index is down 16%.

An index of 100 is the average level of contract activity during 2001 -- the first year of the index. July's index was 105.6.

"In looking at year-to-year comparisons, the pending home sales index has been very close in predicting the actual pace of home sales," NAR chief economist David Lereah said.

"Based on recent changes from a year ago, the index shows existing-home sales should continue to ease after a stronger-than-expected decline in July, but are likely to flatten in the months ahead."

Lereah continued to say that psychological factors could be attributing to slowing July home sales.

"We've never seen a general decline in the housing market against a healthy economic backdrop where jobs are being created, the economy is growing and interest rates are favorable," he explained.

"Pyschological factors are causing some buyers to remain on the sidelines, waiting for prices to stabilize or for more favorable news about the market and the economy. Contributing to this hesitency is a lot of negative news stories, but in the end we believe that underlying market fundamentals will prevail."

The PHSI for the West saw a decrease of 5.5% for the month and 20.3% for the year. The South experienced a decline of 6.4% for the month and 11.3% for the year. The Northeast PHSI dropped 7.7% for the month and 15.5% for th year. The Midwest index fell by 9.0% for the month and 20.1% for the year.

Foot Care For Backpackers And Hikers

Proper foot care is a must for hikers and backpackers. You can be in perfect health in every other way and have a few blisters turn a nice backpacking trip into a survival situation. Here are some suggestions on how to avoid foot problems when hiking, and then some tips on dealing with the problems if they do occur.

Foot Care - Preventing Problems

- Have extra clean dry socks. Wash a pair in a stream if necessary. Hang them from your pack to dry.

- Air out your feet. Stop at least every couple hours and take off your shoes to let your feet cool.

- Treat hot spots. Don't let hot areas on your feet develop into blisters - treat them early.

- No hiking boots (unless you need ankle support). Running shoes are less likely to cause blisters.

- Know your limits. Don't keep hiking once your feet are getting too sore.

- Tighten laces near your ankles when going downhill, to prevent your toes from jamming against the front of the shoes.

Common Foot Care

Blisters should be treated as early as possible. Use moleskin (or duct tape if you have nothing better), and cut a hole for the blister to rest in, to avoid pressure on it. If it must be popped, do so with a sterilized needle at the base of the blister.

Black toe is a toenail that has blood trapped underneath. It happens when the nail is continually hitting the front of your hiking boot or rubbing on the top. Try to correct the cause (tighten laces by ankle on downhill stretches). If the nail isn't painful or loose, you can leave it alone. Otherwise trim the nail, and wrap it with a bandage or duct tape.

Ingrown toenails happen from a bad nail-cutting job or tight boots. The nail edge grows into the flesh. This can be very painful. Soak the toe in salty warm water for about ten minutes, then work the flesh back so you can cut the corner of the nail. For best results, you can also tuck a bit of cotton or toilet paper covered in antibacterial cream under the inflamed flesh (change daily).

Plantar fasciitis is an inflammation and stretching of the tissue that connects your heel to your toes (the plantar fascia). You feel pain in the foot on the first steps after resting, or in the morning. To treat this on the trail, soak your feet in a cold stream for a while. Insoles with arch support and custom orthotics can help prevent this, if it is a recurring problem.

Calluses are just thick and hard patches of skin. Corns are just calluses on the bony parts of the toes. They are caused by continual friction. If they become painful, you can use a nail file or knife to carefully file away the thickness and roughness.

Try to prevent foot injuries and problems when possible, but be prepared for them anyhow. Carry moleskin and antibiotic cream, for example. You should also try to remember the basic foot care for the common conditions listed above.

Discover More Funny Games Of Nutty Party

Wondering what type of game to select, to make all the girls laugh and enjoy the party. The following games always proved to be number one in nutty party.

Another active living-room game that was nutty enough to suit the girls was called True or false. The girls gathered in the center of the living room and were told the West end of the room was the false end and the East end the True. Sally read a list of statements which she had prepared beforehand about nut subjects. For instance, the leader read, The peanut is a nut that grows above ground. The first girls at the head of each line answered by going to the false corner of the room, which in this case was correct. Therefore, each girl won a point for her side. The second girls in each line answered the next question and so on to the end of the lines. Other nutty statements were:

The beechnut grows on the beach by the sea.
The hazelnut is a female nut.
The walnut is common in Minnesota.
The hickory nut grows on a tree famous for its wood.
The butternut comes from cows.
The chestnut is common around Christmas time.
To occupy the girls while their lunch was being prepared Sally started them on Fortune Telling peanuts.

Sally had removed the peanuts from their shells ahead of time. Into the shells she put tiny folded bits of paper on which were written such words as journey, wealth, success, 5 children, 2 husbands, and hard work. These she had hidden around the room. The girls were told that somewhere in the room was a peanut with her fortune inside. Each girl must hunt until she found one. After everyone had a peanut they opened up the shells and took turns reading the fortunes they found. Providing only one apiece eliminated that scramble that usually accompanies an indoor hunt.

These are some of the games that kept Sally and her friends busy at her Nutty Party. At the close of the fun the Head Nut of each team added up the scores each team had won, and the winning team was then given the privilege of having the losers serve them lunch. Sally lighted a fire in the fireplace and the girls squatted around on the floor to eat hot dogs and buns and drink pop. When the winners were all supplied with food the losers then received their hot dogs and sat by the fire to tell tall tales as they ate.

After the party Sally said, Gee, Mom that was a swell party.

Sally's mother was glad she had permitted Sally to have the party not only because Sally and her friends had such a good time, but she realized that Sally had learned a great deal about being a good hostess. Sally had made an effort to bring the shy girl into the games and had learned the value of cooperating with a hostess valuable knowledge that will help Sally enter adolescence with more poise and ease.

Lots of funny and interesting game brings all the girl in one accord of laughter .This is also the secret of Sally?s nutty party.

Creating Great Curb Appeal to the Outside of Your For Sale Home 7 Easy Ideas and Advice

No matter how beautifully decorated the inside of your home may be, if the outside of the house does not reflect what lies behind the front door, you may easily lose the sale.

Potential homebuyers frequently make a list of homes from various internet sites, advertisement listings or through a realtor that they wish to see and then drive by these homes to get a ?feel? for the property and the house. Bottom line, if your home looks unappealing from the outside there is a good possibility your home will be crossed off the list of potential purchases.

Decide to spend a weekend fixing up the outside of your home and stick to a plan.

1)Call two or three local landscapers and ask them to come out for a landscape appraisal but most importantly ?pick their brain? for ideas of how best to show your home. Explain that you are selling the home and wish only to make the most of the exterior at minimal cost to you. In some cases, you might be surprised, particularly during slow landscaping seasons that you can afford to have a professional lightly landscape your property or at least modify a portion.

For less than $500, an associate of mine had a local gardener come in and plant 12 tropical plants, 8 large flowered bushes, trim the existing trees to shape, pull the weeds, cut out sod to merge two planting beds, plant 20 small flowering bushes and throw down several bags of mulch in 2 afternoons.

She also saved a little more money by having him transplant bushes from another part of the property to the front where she planned to create a more dramatic impact. Further, his price included clean-up and removal of gardening debris, which saved her a lot of time after the work was complete. Her soil was very hard to dig into and it would have taken her twice as long to dig one hole as it did for the gardener to dig several; he was familiar with such difficult work and he had all the right tools to do it quickly. My associate only paid him to service the front beds while she saved money by cleaning up the smaller side beds on the side property by doing it herself. (The gardener even let her borrow his expert tools as long as she promised to return them the following day, which she did.)

You might be surprised at the minimal but well-worth price of hiring a professional gardener, particularly if you find a local, one-woman/man operation with low overhead. Someone starting a new business might also be less expensive in trying to build a clientele while my associate in turn offered to advertise the gardener?s services by keeping business cards on hand during real estate visits.

Consider having him/her do a portion of the work and then do the less difficult areas of your home yourself. Even if you do not have a landscaping budget, call a few local gardeners to come out for a quote just to get some great landscaping ideas you can use yourself. Most are willing to spend a few minutes of their time even if you do not use their services. Take their business card anyway and offer to send them a referral. It is all part of doing business. So consider hiring a professional gardener to add curb appeal to a tired property.

2) Stand at the curb of your property and look the land from the perspective of the drive-by potential buyer. Get in the car and drive down your street and look at the way your property compares to your neighbors. If your neighborhood is well-cared for but your property is not; where the trees are overgrown and the weeds are hiding your front door is a clear indication your home will stick out like a ?sore thumb? and you may lose the sale. If you live in a neighborhood where your neighbors? landscaping is ?so-so?, this is your opportunity to shine.

My associate explained that she once lived in a brand new home in an older neighborhood where few people took the time to landscape nicely so anything she did?add a border, plant a few bushes, and place a park bench near the front driveway with container plants, certainly looked amazingly better than the homes around her property. When the time came to sell this home, she took a ride around the block and took the position of the potential buyer. As a drive-by buyer canvassing her own street, my associate noted that the viewer would see blas? curb-appealed homes and then come upon her own, where the flowers were blooming, the green grass was trimmed, the containers were filled with flowers and the inexpensive park bench at the end of the long driveway looked inviting. So plan your landscape to stand out from the rest and if your budget does not allow for the extras, then the next rule of thumb is to just make the property look ?neat??.

3) Neatness in landscaping is important. If a property looks tidy, the impression you will give to the drive-by buyer is that the inside is neat and well-cared for as well. Even if you are not a neat person, make an effort to neaten up the exterior. Find someone who has a ?neat? eye and ask for their opinion.

Trim the grass and if you have spotted, brown grass, invest in a bag of grass seed and water frequently to encourage growth. Baby-sit the seeds and if necessary, place a barrier around the area to keep children and pets from stomping on them. Cover new grass-seeded areas with hay or grass clippings to prevent blowing away, from birds eating the seeds and to keep moisture in. Water newly seeded areas daily.

If you have time before you place your home up for sale, fertilize your lawn?it can make a huge difference in how healthy and green the lawn shows from the street. If you do not have grass, then create areas with grass. Consider removing areas covered in stone or weeds and planting with either seeds or sod. It is a big project if you have little or no front lawn so elicit help from friends and neighbors if needed. Having some kind of greenery in the form of grass makes a huge difference to a buyer. Grass is a great canvas to making other areas of your property stand out and grass appeals to many who grew up with front lawns or always wished they had one.

If you live in areas where it is impossible to grow grass, adding stone is another possibility however, be sure that stone works in that area of the country in which you are selling. Stone lawns usually fit in better in coastal properties where sand is the foundation and the cost of carting in topsoil is enormous. I often feel that all-stone frontage looks out of place in neighborhoods where lawns are more prevalent and in some cases can give the impression the homeowner really cannot be bothered to maintain a lawn. I feel that stone is not a warm product if used in very large areas and should be contained in smaller garden beds if possible.

4) Once you have the grass, fix up the existing beds. (If you do not have any beds in your property, this would be an entirely different article. This article deals with homes, which have garden beds already in place that need sprucing up.)

Garden beds help soften the hard lines of sidewalks, walkways, and the rigid angle of homes. Once you have weeded these beds, ask yourself, ?Does the design of the current beds allow them to be connected in some way across the front of the home? Do my beds flow?? The reason that I bring this question forward in a Curb Appeal article is that my associate explained to me that she used to have to separate garden beds in front of her home; one ran right across the front left-side of the home and the other ran down the side of the driveway. Both beds were disconnected from each other separated by a walkway. This separated design made the frontage look severed and harsh. So she cut out the sod from the bed in front of the house, around the walkway and made a connection to the bed nearest the driveway. It looked like one continuous snake-like bed and once planted with similar foliage the entire property looked really ?pulled together?.

In doing this she accomplished two things: 1) Softening the hard angles of the walkway, which did not have a garden bed in front of it and, 2) the property had the look of what my colleague refers to as ?fluid design?. The eye now followed a soft flow from one end of the house where the bed began to the end of the driveway where the bed ended. And?there was a small surprise at the end of that bed too, which made the design interesting and appealing.

At the end of the driveway, which is ordinarily dull space, the garden bed ended in a circular shape and she planted just a few extra eye-catching flowers there; just a nice little touch and the colors were appealing. The path up the driveway, followed around the walkway toward the entrance of the home was entirely landscaped and pulled together with like-flowers and shrubs. Not a whole lot, but it was consistent and it was neat.

5) Another lawn tip from my associate?she did not have time for grass to grow in some ugly, brown and bare spots on her front lawn and in some cases, the grass just never grew back at all. She cut around the bad areas and made a teardrop-shaped cut out on that spot and filled it in with a few container plants she had growing in the yard. My colleague arranged the containers on 3 different levels?small, medium and large and then filled around the containers with mulch to even things out. The arrangement looked very nice. One of her empty containers (she often picks them up in the dollar store or finds disposed of in construction sites), she cut in half and placed it cut-side down on the bare spot on the lawn in front of the 3 flower-filled containers. She filled the cut container with soil and threw in a handful herb seeds, namely dill and in about 2 weeks; the container flowed with pretty green herbs and ?spilled out? the container onto the ground covering the area cut out from the lawn. It made a nice presentation and was not too ?much? and at the same time hid the very worse part of our property. My friend noticed that even after I sold the home, the new owners still kept the container area as it was when she had the home for sale.

6) Another consideration when taking control of curb appeal when selling your home is to remove or trim down those trees and bushes which hide the beauty of your home. So often buyers look at photos of homes, which show a huge tree in front of the house that hides any view from the inside to the street. If you cannot see the home in a photo or in a drive-by viewing, this again reduces the chances that a potential buyer may be interested in your home. No one wants to ?guess? what a home really looks like and if there are overgrown bushes and trees hiding the house, potential buyers do not want to envision having to clear the property themselves. So be bold and trim the bushes down and if necessary, remove whatever seriously blocks viewing the home?s charm and character from the street.

7) Along the lines of seeing a home from the street is the inability to do so if you have cars parked in front that do not always need to be there. Granted, we need to park our cars but if you have the opportunity to take your car to the street or to the furthest end of your property for a few hours on the weekends or, if you have a large driveway and can move the car away from the front of the home, then take the time to do this. Buyers need to visualize the home as it would be if they lived there and anything which detracts from this thought is a non-plus for you as the seller. Weekends are usually the busiest times for drive-by house viewing so if you can move your car to a neighbor?s driveway or off your own driveway for a few hours, do so. It may make a difference in the curb appeal of your home.

Also, as a reminder, if you have any cars, boats or trailers parked in front of your home, which really do not need to be there?a car you were going to work on or an inoperable vehicle without any registration and kept putting off paying to be towed away, make a decision as whether it really needs to be there or not. Call a charity to have it towed away and donate it. Put an ad in the paper or on craigslist for a free boat or project car, but by all means, remove any unnecessary vehicles, which really take away curb appeal and make the property look more like a car dealership or a parking lot than a home.

So the main items to consider when creating curb appeal are to:

?Neaten up the property

?Plant grass or sod wherever possible ? if not possible, hide bad spots with container gardens.

?Trim and cut away trees and shrubbery which prevent drive-by buyers from seeing your property and the home to its fullest.

Breast Cancer Awareness Month: A Whole Lot of Hoopla

As breast cancer awareness month comes to a close, I find myself reflecting on a month of grandstanding by an industry controlled by pharmaceutical drug companies designed to profit from women with disease. It is tragically a missed opportunity to provide real education on prevention, instead of merely promoting expensive diagnostic tools that some experts believe to be inadequate and even carcinogenic. The American Cancer Society remains fixated on damage control. If decreasing the number of fatalities is truly its first priority, why not prevent the disease before it starts? The use of the word awareness rather than the more appropriate word prevention is quite revealing. The big business of cancer is not about finding a cure.

FACT: Since 1940, the incidence of breast cancer has risen by one to two percent every year. In the past five decades, the incidence of breast cancer in females over 65 rose nearly 40% in the United States.

The American Cancer Society (ACS), held in such high esteem by so many, do more to squash legitimate natural approaches of cancer prevention and treatment than a room full of chain smokers ? and they do this by using the FDA as their mighty hammer. The ACS is no friend to holistic medicine. In fact, this organization works directly against doctors offering viable natural options, placing their names on a blacklist without even verifying the efficacy of their treatment protocal. I realize this sort of talk is treading upon sacred ground and I have no doubt those responsible for passing out pink ribbons will be appalled at my beliefs but as a 41 year old woman at risk of developing this disease and active in the holistic community, I have a right to be disgusted with this obvious lack of progress and hypocrisy.

FACT: Fewer than one in 10 cases of breast cancer occurs in women born with a genetic predisposition for the disease and as many as 50% of breast cancer cases remain unexplained by traditionally-accepted risk factors.

So what is causing the substantial increase in breast cancer? Epidemiologists and other scientists increasingly believe many cases of breast cancer are linked to environmental factors. If the ACS would call on both government and industry to rethink the process by which new chemicals are authorized for use and call for accountability, we could make some real headway with regards to prevention.

For decades the ACS has spun tales of victories, so small in reality they have done virtually nothing to alter the course of this deadly disease. Meanwhile, chemical companies continue to develop insidious mixtures of cancer causing agents, spraying these chemicals on our food, adding these chemicals to the water supply, and the air we breathe. The ACS's financial ties with industry clearly influence its policies pertaining to environmental causes of cancer and in some cases have willfully suppressed information about environmental causes of cancer and is often silent on this issue, as is its accomplice, the FDA.

FACT: 9 out of 10 women will receive a false positive when screened for cancer, leading to anxiety, unnecessary surgical procedures, and toxic drugs.

A study performed on 500,000 women by researchers at the Nordic Chochrane Center in Denmark to determine whether or not cancer screening offers any benefit, determined that for every one woman helped by breast cancer screening, ten were harmed through false diagnosis leading to unnecessary treatments, which could be devastating to their health. This is partly due to the irradiation of breasts caused by mammography, increasing a woman?s chance for cancer but also because the numerous false positives lead to unnecessary biopsies and toxic treatment.

Since the introduction of mammographic screening, the incidence of a form of breast cancer called ductal carcinoma in situ (DCIS) has increased by 328%. It is believed that as much as 200% of this increase is due to mammography. In addition to harmful radiation, mammography may also spread existing cancer cells due to the considerable pressure placed on the breast during the procedure. According to health practitioners, this compression could actually cause existing cancer cells to metastasize from the breast tissue.

Before writing this article, I spent some time on the web site for National Breast Cancer Awareness Month, www.nbcam.com, and found absolutely no information on prevention. It would seem mammography is the cancer industry's greatest achievement and yet if you look outside the information published by the ACS, you will find this particular diagnostic tool to be woefully inadequate. If you are pre-menopausal, it will provide you very little accuracy due to the density of the breasts. And yet it is women between the ages of 44 and 55 most at risk. Why is mammography such a great achievement?

FACT: Mammography is prone to missing the most aggressive and life threatening types of breast cancer while picking up tumors often found to be benign.

I am acquainted with a woman who was sick for a number of months but no doctor was able to diagnose what was wrong. She had a mammogram performed in an effort to rule out breast cancer and no tumor was found. Five weeks later when she was having difficulty raising her right arm because of severe pain she met with another doctor and was then diagnosed with breast cancer, advanced stage four.

Since that time, about four months ago now, this woman has had countless chemotherapy sessions and I have watched her grow weaker with each passing day ? not from the cancer but from the treatment. She is almost unrecognizable. Then she had a double mastectomy followed by countless radiation sessions. The next plan is to put her on a drug called tamoxifen, known to have serious side effects. In fact, a handful of studies demonstrate that the majority of women who take tamoxifen live no longer than women who refuse it. It is with great alarm that researchers are finding some breast cancers actually learn how to use tamoxifen to stimulate their growth.

I would like to focus on tamoxifen, since it is touted by the cancer industry as a great accomplishment in preventing breast cancer. Here are just a few of the more serious adverse side effects associated with this drug: (1) some studies have found that pre-menopausal users are at risk of developing accelerated bone mineral loss and osteoporosis; (2) women using tamoxifen have experienced damaged retinas, increased corneal opacities, and decreased visual acuity as well as irreversible corneal and retinal changes; (3) several studies showed that the risk of developing life-threatening blood clots increased as much as seven times in women taking tamoxifen; (4) depression; (5) asthma; (6) vocal cord changes; (7) liver cancer and liver disease as tamoxifen is toxic to the liver and can cause acute hepatitis; (8) inducing a fast moving, lethal form of uterine cancer ? uterine growths such as polyps, tumors, endometrial thickenings and cancers occur in a significant number of women. One study detected abnormal endometrial cells in subjects the day after the first tablet was taken! It is interesting to note that nearly every method of diagnosing and treating breast cancer is a known carcinogen.

FACT: In a survey of 79 oncologists from McGill University Cancer Center in Canada, 64 said they would not consent to treatment with Cisplatin, a common chemotherapy drug, while 58 oncologists said they would reject all the current trials being carried out by their establishment. Millions of women right now are developing undetectable, early-stage breast cancer, yet the cancer industry does nothing until the tumor is detectable. Once detectable, an authoritative cancer specialist will push chemotherapy, radiation, surgery and toxic drugs on a vulnerable patient. Never mind that these methods cause permanent, irreversible harm to the brain, heart, liver, kidneys and other organs. Does no one question the lunacy of poisoning cells in a person who needs their immune system to be strong?

Why are we so caught up in diagnosis when the real key is prevention? Is it because prevention would pay so little to the gluttonous industry of pharmaceutical drugs? Is it because it would shut down the big business of cancer? Detection is not prevention and prevention requires personal responsibility. It requires very little money and that does not work for the drug companies.

In an effort to reduce the risk of cancer, one should focus on strengthening the immune system because there needs to be a break down in the immune system in the first place for cancer cells to thrive. And as long as the FDA is unwilling to hold industry responsible, detoxification of harmful chemicals and heavy metals is of paramount importance and there are products available to help with this great challenge. It is also important to make valuable food and lifestyle choices, and avoid exposure to cancer causing chemicals. Children in the United States between five and fourteen are more likely to die in automobile accidents than any other cause, and thousands more are injured every year. Many of these deaths or injuries could be prevented if parents had strapped their children into car seats correctly. Here are some tips to help you choose the right car seat for your child.

Never use a hand-me-down or used car seat. Safety standards change and technology continually improves. Though it might be tempting to save a little money, your child's safety isn't worth the risk. Accept those clothing hand-me-downs, and purchase new car seat.

Find the right seat for your child's age and weight. There are several kinds of car seats on the market. Infant car seats or carriers often come with a detachable base. The base is fastened securely into the car with the seatbelt, and the carrier portion lifts out so you can take baby into the house or store. You can also purchase infant seats that clip right onto your stroller. Baby seats, for children over 20 lbs and one-year-old are larger and stay fastened into the car all the time. Booster seats can be used by children who are 4'9 and taller.

If you travel often, make sure the car seat is FAA approved for air travel. Your child is much safer in his car seat when traveling on the airplane - if you experience turbulence, he'll be safely buckled in.

Install the seat correctly. Infants up to 20 lbs, or under one year of age should always ride facing the rear. Make sure to follow the directions carefully for installation - many parents think they have their car seat installed properly, but haven't followed all directions. Consider purchasing more than one car seat for your child. Properly installing a child seat can take time. Replace car seats that have been involved in an auto accident. A moderate collision can compromise the safety of your child seat. The NHTSA considers a crash minor if all the following are true:

a. The vehicle could be driven away from the crash.

b. The vehicle door closest to the car safety seat was not damaged.

c. No one in the vehicle was injured.

d. The air bags did not go off.

e. You can't see any damage to the car safety seat.

Always install child seats in the back seat, especially if your car is equipped with air bags. An air bag is deadly to a small child, even if they are in a safety seat. Some vehicles, such as trucks that only have one row of seats, are equipped with an on/off switch for passenger air bags. In this case, turn off the airbag.
