Visualization

I have a blue convertible Beatle photo on my desk. On it, I edited my own photo and carefully placed it in the driver seat. I had shown it to John and he was amazed that it looks real as if I'm driving it. As such, when I'm in office, I can see the picture and see myself driving the Beatle.

Thus, visualization is a very important step in goal setting.

On Saturday, after Novena, we went to Serangoon for lunch. While driving out, we saw a private property open house. As such, we stopped and went in to take a look.

It's 4 stories semi-detach. When entering the main gate, it's a car pouch, which can take in 1 car. (Hmm. . . if I want to have 2 cars, then, I need to park one outside. Then walk up a flight of steps to enter the main door, which is the main hall: about the size of our current master room. There is another flight of steps that divided the dining hall and the living room, and the kitchen is an open concept and look bright. Through the kitchen's window, we can see the neighbors, which is behind the house clearly.

We went upstairs, which have 1 master bedroom with toilet and 2 bedrooms with common toilet. The master bedroom is pretty huge. Then we went up further to another level which have another room and a rooftop garden. Lastly, we went all the way down to basement, which have 2 rooms and a indoor pond. I like the pond very much. The sound of the waterfall is perfect for me to be my working area. CW, my wife, was saying, maybe we can convert it to mini pool or Jacuzzi.

I estimated the price to be around 1.5M. While walking out of the place, Marina was so excited and she wanted to buy this house and move in. We asked the sales person the price and found out that it's 1.3M. The 2 corner units are 1.5m and 1.6M. However, both were taken.

Actually, we pretty like the concept and I like the waterfront and CW like the open concept which is has many full-size glass windows. However, one down point is . . . We dislike the many flight of steps. To be honest, just a short tour walking up and down 4 levels, my legs are cramped. I'm thinking if I am getting a landed property, I will want to live there for live. As such, if I'm old, I will have difficulties walking up and down. On top, mum will have problem also walking up and down.

After the show house, I have a clearer view of what kind of house I'm looking at. It should at most have 2 level or maybe with a basement. In the 1st level, it must have room and toilet.

I shared with CW that old estate such as AMK behind St Nicolas' Girl School, could get it at about $600,000+. As Shears got it at about $600,000+ and he rebuild it for another $300,000+, which come to near $1,000,000. However, for a start, we may want to do some simple renovation, which should come around $700,000. Our current properties (HDB + Hougang Green) are both $300,000+. So if we sell both, we should be able to afford both. However, we just refinance Hougang Green, which have a lock in period of 3 years, so looking down the road, we should only change our house in 3 years time. I will drive CW to see those St Nicolas areas in near future.

Coincidentally, we saw on newspaper, yesterday, about another launch near Yishun, which combined facilities and landed property. The min unit is only $780,000 onwards. I quickly called Vincent about our Hougang Green and found out the interest is about 3.5% (I need this number for calculation). I did a quick calculation of loan 80%, which means for 30 years loan, our repayment per month is about $3,500+, which is near to $4,000.

That prompted me a important question: HOW TO BE ABLE TO AFFORT AND ACHIEVE IT. One way is looking at Shears, he is doing hosting and have about 500+ client which I did a quick calculation, if I got 500+ client, each charged $10.00 per month, then, I will have $5,000/month passive. Currently, I have about only 10 clients. So I must find ways to boost up my hosting service.

3 years! I am going to own a landed property. Other factors I'm looking at is:

1. Near MRT,
2. Near marketplace,
3. Near church.
4. Less flight of steps
5. Of course looking back, I miss an important question, how long is the lease? 99 years? 999 years? Or freehold?

I came across this financial verity show on Channel U, and actually, there is this freehold old house is only $1,100,000+. So, for now, we should still shop around and look around. It's Visualization time!

Visualization . . .what if it does not work? Well, what can I lose? Nothing! BUT . . .what if it work? I will have what I visualized! So, no harm! Just visual!

Illinois Foreclosure

There are two (2) types of foreclosures in Illinois: 1) Consent Foreclosure and Judicial Foreclosure.

Both are used in the state for specific purposes.

1) CONSENT FORECLOSURE

A consent foreclosure is when a bank either by filing a complaint or a motion agrees to:

1) Waive any and all rights to a personal judgment against all homeowner and guarantors.

2) The offer is made in the complaint or by motion with notice to all parties.

3) All lenders expressly consent by answer to the complaint.

4) No other party objects to the entry of judgment.

OBJECTION TO CONSENT JUDGMENT

Any party with an interest in the mortgaged real estate can object to the consent judgment. If an objection is lodged:

1) a hearing is ordered

2) The objecting party must show good cause why judgment should not be entered ( loss of lien)

3) Judge will then determine the required amount to redeem the property and keep it out of foreclosure.

4) Judge will give the objecting party 30 days to redeem and get title vested to it.

The order is for the objecting party with the least priority to pay up the line. Failure of the objecting party to pay allows the court to order objecting party to pay interest and costs including attorney fees for the 30 day delay.

2) JUDICIAL FORECLOSURE

The complaint is filed in the court and must contain the following information:

1) Name of the parties: Required parties are the lender and all homeowners, other parties are:

a) All parties with a possessory interest in the real estate.

b) Spouse of owner who has waived the homestead.

c) Guarantors of the note

d) State of Illinois

e) United States ( IRS liens etc)

f) Any assignee of the mortgage or the property

g) Any holder of a mechanics lien

If a party is not named in the foreclosure, they may intervene at any of the following times:

1) Any time prior to the entry of judgment.

2) 30 days after notice has been given.

3) By courts discretion prior to the sale date.

4) After sale but before order confirming sale: Here the lien holder only receives a claim on the proceeds of the sale not any interest in the real estate.

2A) WHAT IS CONTAINED IN THE FORECLOSURE COMPLAINT

In each foreclosure complaint the following information must be included in the complaint:

1) Name of the parties

2) Copy of the mortgage will be attached.

3) Copy of the promissory note will be attached.

4) Nature of the mortgage instrument.

5) Date that the mortgage was entered into.

6) Name of bond and homeowner

7) Date and location of the recording of the mortgage

8) Legal and common description.

9) Statement of the default

10) Name of the present owner

11) Name of all persons joined in the action to terminate their interests

12) Name of person?s bank is looking for a deficiency judgment against.

13) Facts supporting a shorter period of redemption from seven months from date of service of summons or publication or three months from the entry of judgment

Reasons for a shorter period of redemption

1) Nonresidential Real estate ( 5 family or more)

2) Abandonment

3) Value of the house is less than 90% of the amount owed.

REDEMPTION AND REINSTATEMENT PERIOD

REINSTATEMENT RIGHTS

The homeowner is allowed to reinstate the loan in default up to 90 days after service upon all parties by paying the outstanding bills.

If the court finds that the homeowner has reinstated then they are barred from reinstating again on the same mortgage for 5 years.

The homeowner can waive the right to reinstate only after the commencement of a foreclosure complaint. The waiver must be done in writing and the bank must waive the deficiency judgment.

REDEMPTION RIGHTS

The owner and a senior lien holder can redeem the property prior to the auction. The redemption period is the later of:

1) 7 months from the date of service of the complaint.

2) 3 months from the date of judgment.

There are two (2) exceptions to the periods listed above they are:

1) 60 days after judgment if the court finds the value of the real estate is 90% of the judgment amount. See consent foreclosure.

2) 30 days after the judgment if the property has been determined to be abandoned.

The redemption period can be extended by order of the court. It must be a specific order.

SPECIAL RIGHTS TO REDEEM WHEN BANK WINS THE BID

If the bank wins the bid, the previous owner shall have a special right to redeem the property for a period of thirty days after the confirmation of sale.

REQUIREMENTS TO REDEEM PROPERTY

The homeowner must pay the attorney for the bank the required amount within the period of redemption.

If the bank refuses to accept payment or if the owner objects to fees, then the owner shall pay the full amount into court along with a written statement specifying the objection.

The clerk will then forward to the bank all nonobjected to funds. The clerk will then give a receipt to the owner redeeming the foreclosure and file the receipt in the foreclosure record. The bank must then promptly furnish the owner with a release.

Objection Procedure

1) Clerk holds the amount objected to.

2) Hearing is scheduled

3) Court makes order determining what needs to be paid

Right to possession of the property

1) Prior to the entrance of the judgment and up to 30 days after the confirmation of the sale the property will be occupied by the homeowner.

2) After the appeal period 30 days after confirmation of sale property to the high bidder.

3) The court that confirmed the sale can hear and grant a supplemental petition for possession. ( kick out of prior tenant)

Conclusion:

Basically the foreclosure procedure takes about eight months from the filing of the complaint to the confirmation of the sale in this state. Certain advantages need to be taken into account. They are:

1) The auction is not the last say on the property. We can and should chase the homeowner up to the confirmation of sale.

2) In the event that the bank wins a bid we have 30 days from the confirmation of the sale to talk with the homeowner and make a deal.

3) Judicial foreclosure state we will need a lookup specialist in the court house.

    Now is the time to start searching for prom and homecoming dresses for 2006. It?s nice to allow yourself plenty of time, so you can relax and enjoy checking out all those gorgeous dresses before you decide which one is going to be absolutely perfect.

    Before you begin searching for your prom or homecoming dress, you should have a clear idea in your mind of whether you?re looking for a full formal, semi-formal or dressy casual style.     Colors for 2006 will be bold and dramatic. Soft pastels have most definitely made way for striking rich reds, dazzling blues, sparkling golds, sunset yellows and even tangy citrus orange tones. If you like to be really daring with color, this will be the year for bold contrasts of two or more strong colors.

    The sexy Grecian style gown is tipped to be a particularly hot look for the 2006 season, after Kelly Clarkson really turned heads with the stunning gold silk dress she wore at the VMA Awards in August. If you have a sensational figure, now is the time to really show it off!

    Strapless ball gowns were the main attraction at the Golden Globe Awards in 2005, worn by everyone from Kim Kattrall of ?Sex and the City? to ?Friends? favorite Lisa Kudrow, so we?ll be seeing a lot of this fabulous celebrity style in the upcoming prom season.

We?ll also see everything from cheeky handkerchief hems to classic A-line shapes, long skirts with trains, funky asymmetrical hemlines, sexy slit dresses, and even elegant ballerina skirts. It?s really a matter of choosing the skirt shape and length which best suits your figure and shows off your assets.

    Beads and embroidery will also be in very much in vogue for prom and homecoming accessories. There will be lots of beautifully designed beaded and embroidered purses and shawls to complement the season?s gowns.

    A Backpacking List Skills To Learn

    Have you ever had a backpacking trip that was a disaster - even though you brought everything you needed? Maybe you had matches, but couldn't get that fire going. You need more than good gear to assure a safe and enjoyable wilderness experience. You need to know how to do a few things, and the following list will get you started.

    1. Learn firemaking. Practice in your yard if you have to, but try to start that fire with one match. Try it the next time it's raining too.

    2. Learn to pitch a tent. Do it wrong and the rain will come in, or the the wind will tear the seams. Tents should be pitched tight, and you should be able to set your tent up in a few minutes.

    3. Learn how to stay warm. Practice camping in the yard, to see how blocking the wind, wearing a hat, and eating fatty foods before sleeping can keep you warmer.

    4. Learn to cook over a fire. It's not as easy as it seems. Block the wind, cover the pan, keep the fire small and concentrated. Practice, and time yourself. Faster is better in a jam, and it's always possible your stove will break.

    5. Learn about edible plants. Knowing how to identify cattails and three or four wild edible berries can make a trip more enjoyable, especially if you ever lose your food to a bear.

    6. Learn how to walk. Learning how to pace yourself and how to move comfortably over rocky terrain means you'll be less tired, and less likely to twist an ankle.

    7. Learn about animals. Can you tell if a bear is luff charging or stalking you? If it's the latter, playing dead will make you a bear's supper. Hint: lots of noise usually means he just wants to frighten you, but you need to read up on this one.

    8. Learn to watch the sky. Is that a lightning storm coming or not? It might be useful to know when you're on that ridge. Learn the basics of predicting weather, and you'll be a lot safer.

    9. Learn basic first aid. Can you recognize the symptoms of hypothermia? Do you know how to properly treat blisters? Good things to know.

    10. Learn navigation. Maps don't help if you don't know how to use them. The same is true for compasses

    You don't need to be an expert in wilderness survival to enjoy a safe hiking trip. It can help to know a little more though. Use the backpacking skills list above, and learn something new.

    Too Broke to Budget Family Fun

    Break the Blah's with These No Cost or Low Cost Ideas

    Man oh man, it sure is easy to wish and hope and then be upset with what you do have. Even if you feel the grass is greener on the other side of the fence, as soon as you climb that fence... there's another fence that you just KNOW is hiding the most emerald-like grass you could find. Point made, we are very difficult to satisfy.

    However, it doesn't have to be that way for us hard working, unrewarded families! We can live the 'high life' without spending any money... or at the most pocket change!

    This is how a normal day would go in an unhappy family. The parents come home from work, eat dinner, watch tv, and go to bed. The children's day is fairly similar, chores after homework... tv... bla bla bla. It's usually 'All we can do... we can't afford to go out...'

    Why don't you try some of these ideas, and see if everyone's moods don't lift?!

    1.) It's ok to have a 'Pizza Friday'. A better idea is 'Foreign Food Wednseday' . Wednseday is usually right in the middle of the week. (It may change sometimes...) Being it is the longest day to get through because it the week is either 'almost over' or 'you still have half to go...' Throwing in a change can give Wednseday Dinner a Friday Feeling. Don't stick with the same food, or even the same culture. Try new foods you've never had before. Look up a few trivia facts about the culture you are tasting, and share your lessons. Maybe decorate with a theme. Make it creative, get everyone involved, and make it fun!

    2.)It's okay to curl up and watch The Simpsons together. It's not okay to watch tv from the time dinner is done until you go to bed. Not everyday. After dinner, or even after a tv show... go for a walk! The season is finally changing, and you don't have to wait for the snow to melt completely before going outside! There are endless ways to make walks fun with children, but the best thing is that a walk is fun enough as it is.
    (Walking also helps depression go away, because it is exercise that boosts serotonine.)

    3.)If you are all in a 'movie mood', you don't have to go pay $20/person to watch they newest movie. You don't even have to drive to the rental store and pay $5 to borrow a new release on DVD. You probably own a large amount of DVD's you bought because you like and haven't watched in a while. Watch one of those together... Cut up some cheese and crackers w/ pepperoni, make bagel bites or popcorn or cake or cut up fruit... make sure everyone is equipped with snack options and beverage. Make a big deal out of watching the movie.

    4.)Play games with your family! Every night doesn't have to be 'Family Fun Night', and every game doesn't have to take place on 'Family Fun Night'. Play a card game, a boardgame, or a 'home made game' (Tossing pennies into different sized objects- coffe can, soda bottle, mayo jar, etc.- at different point values for high score) I would recommend to any family to spend $40 on Cranium's Family Fun game! It may be something you have to save for, because honestly $40 can be a luxury at times. I promise it is worth the expense, because the entire family will have lots of fun playing this game... that includes that parents! This is not a game that is more fun for kids. But you don't need to spend money to play a game before bedtime!

    5.) Aw yes, family fun night. That is a wonderful thing that varies in different families. If you don't already have it in your family, you need to. It can be weekly, or monthly, or whenever one is called. Regardless of how often it occurs, or wether it is planned or not... it is a luxury that is free and brings happiness to all. Why can't every night be treated mildly like 'family night' without calling it such? Instead of one person on the computer, one person in their room playing, one person lounging in front of Sportscenter all night... bring the family together more often!

    6.) Outings! Take a drive together to visit family or to view scenery. Go to the closest hiking trail you know of and take the family for a walk in the woods. Pack a picnic! Even if you can't afford to go out to the zoo and eat at McDonald's for lunch, it can often be totally free to walk through the woods and point out chipmunks, birds, and other random animals you may see. You can also comment on the flowers and plants growing around you. It can be totally free to pack up some fruit and sandwiches into a backpack (Never throw your trash on the ground!). IF you do have a little money to spend on a disposable, or you already own a digital... take pictures! It is always important to take lots of pictures of your family having fun together. Those memories are the most important things we have. Without physically preserving those outings... going for a walk with a picnic packed in comfortable bag is absolutely free!

    7.) Always get the whole family involved with ideas of fun things you can do together. Keep a coffee can or jar somewhere accessible at all times for a note to be dropped in. The 'comment box' sounds corny and cliche, but that doesn't affect it's effectiveness.

    When you look at your life to see what you have, look only at your life. So what if your neighbors can take vacations to Europe with their family and you can't. So what if you can't afford a fourwheeler for everyone to ride and your coworker owns 4. The less you have, the more you appreciate the things you have. They mean more. Your family will be the most important thing you will ever have.

    Understanding Your Real Estate Market

    Real estate is a constantly moving market. It can quickly change from a buyer's to a seller's market seemingly overnight. No matter what the conditions where when you purchased your home, they may not be the same now. Real estate values change by the season, and sometimes more often than that.

    Look to see if homes are selling quickly. Are new families moving into your area? Are homes on the market for a long time? Is there a lot of traffic at homes for sale? Are homes being improved and sold? Are property values going up?

    If you see the above things, chances are that you will have an easy time selling your home -- given that it is well maintained and reasonably priced.

    But don't worry about the market too much. No matter what is going on around you , there is a buyer for your home. It just takes a little time and the right price. If you are in an area experiencing a buyer's market, you should make your home as attractive as possible.

    Another plus to a buyer's market is that when you in return are looking to buy a home, you will hold the upper hand a bit. You may not have to pay as much for your new home as prices may have gone down. When buying or selling, there are advantages to each side of each type of market.

    As a homeowner, you are best protected from the ups and downs of the market by keeping your home well maintained. Keep in mind that you probably won't own the home forever. Work to pay down your mortgage and build your equity as quickly as possible.

    Markets are always changing. If you find that the market conditions in your area are not so favorble to selling right now, perhaps you can wait. They will change given a little time.

    Buyer Agents Vs Seller Agents: What's The Difference And Should I Care?

    Are you unsure of what type of real estate agent to use when you are selling your home and/or buying a new home? Understanding the function of a real estate agent and what their relationship to you as a seller or buyer is tremendously important. For a first time home buyer or seller you should be aware of some facts, and clear out the cobwebs of confusion on the responsibilities and duties of a real estate agent.

    Real estate agents, depending on the state in which you live, may only be allowed to act only as a seller?s or buyer?s agent. In many instances however a real estate agent may take on a dual role of representing both the seller and buyer. This type of agent is known as a dual agent. In other words they have a duty to sell the home for the best possible price for the seller, and at the same time are committed to get the best asking price for a buyer. This can be a somewhat upsetting for many people, but the best defense is being in the know about the legal and moral responsibilities associated with a real estate agent?s dual agency representation, and how you can feel positive about working with them.

    In most states real estate agents are legally required to state which party they are working for. Most of the time real estate agents work for the individuals that are selling a home. Make sure to ask, if you are unclear so to alleviate any nervousness on your part. Always presume that any real estate agent is working for a firm that represents both a seller and a buyer, and if you are a buyer, make sure to keep to yourself any information that may affect any deals that are offered for your purchase of a house. Buyer?s agents have a loyalty only to the buyer. This is established by a signing of a contractual agreement between both the agent and the buyer. The buyer should be aware that agents are held to a legal and moral obligation to not reveal any personal facts not only to the home seller, but to the real estate agent. Material disclosure is allowable though about the property, such as any known pest infestations, or problems with the structure itself. A dual agency for a real estate agent is usually understood for them if they represent a buyer; make sure to check into the real estate agent?s status for your own serenity. Nonetheless, contract protection is afforded for anyone that is interested in purchasing a property through an agent that represents a seller?s interest by signing a contract to represent both.

    If you are selling your home and you will be searching to buy a home in the same area you need to expect a reasonable amount of service from the real estate agent that represents you. The agent?s goal should be to fully represent your best interests. Your agent needs to clearly inform you if they will require you to sign an exclusive contract. This legally binding contract will require you to work with that agent only. You should always search around for an agent that will allow you to have other realtors working on your behalf to locate a new home for you. All agents should work diligently to help you sell your home by providing comparisons studies of the properties in your area, to handle any inspections or appraisals, and to work with your mortgage lender and in the loan application process. He or she should be more than willing to consider and respect your wishes when scheduling an open house for either other agents or for the general public. Agents should always be courteous about appointment times to meet with you, and should always leave a cell phone in case of unexpected issues surrounding the sale of your home. Your buyer?s agent should clearly explain all aspects of the contract to you. Issues such as contract compensation and their exact fees for selling your home, along with other important details such as how long you must list your home with them should be covered in a written contract. Never take their word for it. Get everything in writing. Be careful, verbal contracts, maybe legally binding.

    Buying or selling a home should be a pleasant experience. Selling and buying is a serious decision that can influence your financial and emotional well being for years to come ? consequences of how informed you are will be long lasting, many years after you have left the bargaining table.

    Budgeting for Baby

    If you are expecting an addition to your family, or just planning on having a baby in the future, you need to start thinking about how you are going to budget for your little one.
    Many first-time parents are shocked when they realize how much having a baby can cost. And I am not just talking about the doctor bills. It's all the little things, such as diapers, clothes, formula, baby food, and toys, that add up to cost big bucks!

    When my wife and I had our first child, we learned a lot about what we really needed and what was a waste of money. So now that we are seasoned veterans and expecting our second baby, we feel confident that we can avoid the same wasteful mistakes we made the first time around.

    Here is a list of 6 things that your baby can live without, followed by 4 things that we could not have lived without:

    Baby Wipe Warmer - An unnecessary waste. My daughter never fussed when we used baby wipes that were room temperature. Baby wipe warmers are just an attempt to get parents to spend more money on something they really do not need.

    Expensive Clothes - You are going to find that your little one will grow out of his or her clothes incredibly fast. It's one thing to spend a little extra for a nice dress or outfit for a holiday or special occasion. But it doesn't make sense to spend a fortune on clothes that will be worn only once or twice. Instead, choose the lower priced items (as long as the quality is satisfactory), especially for little onesies and sleepers.

    Another tip: don't remove the tags from babys clothes until they are ready to be worn. We have outfits that my daughter grew out of before she even had a chance to wear them. Since we had already removed the tags we were not able to exchange them for a bigger size.

    Brand Name Goods - Using generic items instead of brand names can save you hundreds of dollars per month. We used the brand name baby formulas for the first few months and then switched to the generic brand after we realized it cost 60% less. Not only did our little girl not mind the change, she actually seemed to prefer it. The generic brand seemed to give her less gas.

    Toddler Foods - When our baby was first learning to eat solid foods, we tried dozens of different flavors of baby food. We thought it was important for her to adjust to the new foods and to try a variety of flavors.

    But as soon as she got used to the new texture, we started making our own baby food. Carrots and sweet potatoes worked especially well when mixed in the food processor.

    And we never even bothered with the 'toddler foods'. They are an expensive waste. Look on the supermarket shelf and you will see the jars of diced fruits and vegetables 'just for baby'. But you know what? You can cut up a pear or a green bean yourself. It will save you money and you will know that the food is fresh.

    Large and Expensive Toys - When my daughter was born we spent several hundred dollars on toys for her to play with, plus we received many more as gifts. We got her all sorts of giant stuffed animals and high tech toys that danced or played music.

    Do you know what her favorite toy is? A squeaky bath toy shaped like a crab. It cost $1.49. She regularly pushes aside all of the fantastic toys we bought her for that inexpensive little crab.

    Now I'm certainly not telling you not to buy your little one anything expensive or fancy. Just keep in mind that she may just push it out of her way so she can play with the box.

    Baby Walkers - You hardly see these in stores anymore, but they can be found. Skip it. They are dangerous. Stick a baby in one of these and they can wheel themselves into trouble before you know it. There have been horrible incidents of children rolling down a flight of stairs or running into a table and knocking something down on top of themselves.

    The 4 BEST purchases we made...

    An ExerSaucer - An exersaucer looks very similar to a walker with one major difference...it doesn't move. The exersaucer stays firmly planted on the ground and allows the baby to 'stand' and play with all sorts of toys that are attached to it, plus any other toys you give to him.

    My daughter absolutely loved being in her exersaucer and it gave us a chance to get something done around the house while she was occupied. We knew she couldn't get into any trouble and we constantly changed the toys so she would not get bored.

    But be warned. Once baby becomes mobile he likely won't want to use it anymore. He can have a lot more fun crawling around getting into all sorts of trouble!

    The Best Car Seat You Can Afford - Keeping your baby safe is no joke. Having a quality car seat is vital in case you get into an accident. Be sure you read the manual and secure baby tightly each time you take her out.

    Also, contact your local police station and ask them if they offer free car seat installations and inspections. Most towns have a few officers who have received special training on installing car seats. If your town doesn't offer this service they can get you in touch with a neighboring town that does. Even the best car seat is useless if it is not installed correctly.

    Bundle Me - Unless you live in a climate that is warm all year-round, a Bundle Me is a great timesaver. It is basically a cozy blanket that fits into a car seat or stroller. Rather than bundling baby up in a snowsuit and blankets, just place her in the car seat and zip it up. You'll be surprised how warm she stays.

    It is especially handy when you have the type of car seat in which the base stays in the car and the seat pops out so you can carry it around. You can have baby all snuggled up inside rather than struggling to do it in the cold.

    Shopping Cart Cover - You've probably seen them in the supermarket. It's just a cloth or vinyl cover that goes over the top section of a shopping cart. The baby sits in it and it prevents her from touching the shopping cart with her hands or mouth.

    Many people will argue that this is unnecessary, but I see it as a valuable safety device. Countless numbers of hands have touched those shopping carts and who knows what kinds of germs they left behind. Keeping my little girl healthy is more than worth the $20 expense.

    There are many hazards and dangers that gappers can encounter if they don't do their homework and plenty of research before setting off. Many of us wish we could blaze a trail across new frontiers, but the reality is that someone has already been there, done that, and got the tee shirt. Nevertheless, it's a good idea to network with those who've gone before you and take advantage of their knowledge.


    Perhaps one of the most important tips is to thoroughly check out any company before paying money up front! Many of these companies may profess to be experts who can set up a complete overseas volunteering package for you. Some companies are legitimate, but others may not be. No matter how intrepid you think you are, you wouldn't really want to find yourself stuck in the jungle surrounded by malaria-ridden mosquitoes without a reliable lifeline or helping hand back to civilization. Would you?


    I've researched and written blogs and articles about this subject in the past and the bottom line seems to be 'get the facts and then double check them, and then check again.' For many young people it will be their first time away from home alone - so having reliable and solid support is vital.


    Gap Year travel has become the norm, and almost expected of any self-respecting student. However, it's not just students taking that year out these days. Many choose to take a gap year as a career-break, perhaps while switching careers mid life. Mature travellers have the time and money to set off on adventures and make up for what they missed out on when younger. No matter what age or what your plans are, the Internet is sure to play a big part in planning your gap year. It's a tremendous resource.


    Taking a gap year wasn't always an option unless you came from a very wealthy family. Going back a few centuries, the young upper classes went on the Grand Tour of Europe as a rite of passage and part of their education. They were the first gap year travellers, but they were the privileged few. Our handsome princes, William and Harry, did their gap year volunteering and weren't afraid to get their hands dirty. I think we'd all agree they have turned into terrific young men.


    A gap year could encompass volunteering in an overseas work program. Other options might include working in a ski resort or dude ranch, an exchange program, a language course or other course of study, or just taking off on a backpacking Odyssey. Whichever you choose, it's sure to be an eye-opening and character building look at other cultures. A large percentage of the volunteering opportunities will be in African countries, but there's a need for volunteers in many other parts of the world. Other popular destinations for gappers and backpackers include Peru, USA, Canada, Australia, Mexico, South America and Chile.


    Planning well ahead is essential, especially to ensure you get all the vaccinations you'll need for the countries you plan to visit. Make sure your passport has plenty of time left on it and apply for all the necessary visas. As you'll need to book long-haul flights in advance it's also important to purchase the right type of travel insurance - as well as coverage for any planned sporting activities.


    Using the internet social networking sites makes it easy for travellers to stay in touch with family and loved ones and share experiences and photos online. I know it's not as fast as shooting an email through cyberspace but, personally, I still think it's nice to receive postcards from foreign places with the colourful native stamps. People don't have time for snail mail these days.


    There doesn't seem to be a downside to taking a gap year. The best advice is to use the internet to research your destinations and arm yourself with as much knowledge as possible. Read the reviews and tips provided by other travellers - they could help you avoid bad experiences - as well as share in the good ones. You can network with other travellers, find good value hostels and places to stay, get in on the best restaurant deals, and pick up useful backpacking tips.


    I heard a good-natured gripe from a young woman who is off backpacking alone in Southeast Asia. She felt that she was just following the same route that thousands of others were on and her experiences were not worthwhile or special. Maybe she should stop worrying about being unique and just enjoy it and take advantage of the input and experiences of others. They learned their lessons the hard way so that she doesn't have to!

    Why I Am Not a Naturalist


    I am addicted to technology. I will admit it without shame. My coffee maker wakes me up with the rich aroma of home brewed sweetness at the precise moment I stumble out of the shower and my car comforts me at the end of a long day with the self-adjusting lumbar support and air jets to cool or heat my feet. I depend on technology to help me through my day. Gadgets, gizmos and doohickeys decorate my life with an amazing array of convenience not found in my parents' age. Naturalists want me to return to a simple way of life but I could not imagine myself in an era as recent as twenty years ago without the technological advances that we see today.


    The progress that the medical field alone has made in the last twenty years is amazing. I can now go to the store and buy a drug that can reduce my swelling, alleviate my pain, and assuage my fever in two simple, easy-on-the-stomach, gel caplets. I have received vaccines against childhood diseases such as chicken pox, measles, mumps and rubella. I have been taught over the years not to let children eat lead-containing paint chips, not to use asbestos in my home, or rub alcohol on infants to bring down a fever. I can perform CPR, the Heimlich maneuver, and basic first aid. My doctor can see my heart valves with an ultrasound, diagnose my ailments with an Open MRI, and tell me that my child does not have Down's Syndrome by using a form of gene-mapping. Also, if a problem ever arises that requires surgery, forget the invasive procedures of yesteryear. The techniques of microsurgery have become so refined and so common that my father's six-inch scar from his two kidney surgeries would have been non-existent if performed just ten years later.


    My vehicles have become much more posh and luxurious since I have reached the age where I could own and operate a car. I can choose from a list of options that include air conditioning, power windows and locks, power and heated seats, heated mirrors, and self-tinting rearview mirrors, Global Positioning Systems, keyless entry, CD/cassette player, TV with a VCR/DVD player, and even A/C outlets to plug in my portable hair dryer and my laptop. Also, today's sedan can save my hard earned money by averaging over 30 miles-per-gallon on the highway even while all these options are running at full blast. My little portable home also includes space-age tinted windows that slow the baking process of the black interior in the hot sun and more nooks and crannies for storage than my new closet organizer.


    Automobile manufacturers are also seeking to ensure my peace of mind. The 2003 model vehicles are boasting dual front airbags, canopy airbags that fall from the ceiling upon impact, and more durable frames with more efficient crumple zones all meant to guard my family and me against our companion drivers. If an accident does occur, the OnStar system will automatically notify the local police and medics of my position while calling the cell phone of my choice to check on my health and condition. Also included with OnStar is a roadside assistance service that will send a handy man to change my flat, free my keys from inside the locked car, jump start my car after I have left the light on the vanity mirror on all day, and tell me that my self-inflicted acts of stupidity are perfectly acceptable as long as I continue to pay their monthly fee.


    Once I arrive home, a plethora of devices await to provide and enhance my comfort and ensure convenience for my daily activities. I can stay connected with my cell phone, personal computer, email, Internet, pager, and my very own Palm Pilot. My central heating and air keeps the house at a constant 72 degrees. I am never bored while connected to the Internet 24 hours a day and if I do reach the ends of the net, I always have my Digital Cable TV and a Nintendo 64. My tennis shoes are engineered to make my jumps higher, my running faster, and my back hurt less. My dishwasher scrubs even the nastiest dishes that are caked with microwaved-on food, while my self-scooping litter box cleans up after my cats.


    I try to imagine myself staying at home without the ease that my toys and appliances bring. I would start my morning by brewing my coffee in a percolator and watching it to ensure the gas flame did not burn the bottom of the pot. Once this was completed, I would go take my lukewarm shower and get dressed in my freshly starched and ironed clothing. Once I was ready for work, I would go crank the Chevy and drive it to the gas station. After it was full, I would head to work fifty miles away. To complete a hard day at the office, I would massage the cramps out of my hand so that I could put down the pencil I have been tallying numbers with all day and walk out to that blasted Chevrolet. I would have to remember to take off my suit jacket so that I don't fry in the infernal Atlanta heat and smog on the way home. Finally, I would get home and pull off my high heels. I would start boiling the water and turn on the oven so that I can cook dinner. For the cats, they could live for another day if I don't scoop their box. Somehow, I am not overcome with nostalgia and I manage to shake myself out of my daydream.


    After all, we do live in an era of convenience. Our tools and toys help us to achieve goals that a nation of over-achievers has set for us by giving us more time to work. However, I don't have to worry about all this convenience making me fat and lazy. I have an exercise machine to help me avoid that.

    Is Headline News Making Your Real Estate Decisions

    Looking at the headlines for the last four months about housing is really depressing. However I have noticed that the bodies of the articles and the headline are often at odds. This made me wonder how many people make their housing decisions based on the headlines instead of the articles. We are a nation addicted to the quick. A vast number of us get our news from headlines on our home page or CNN. Articles take time to read; we need the condensed version.

    One headline in red bold point type is: 31.7% Biggest Drop in CA home Sales 24 years. What you don't find until the second paragraph is that the drop is from September of 2005. Not mentioned is that home sales in 2005 were the highest ever recorded. Also down in the body is that Unsold inventory is holding steady and is close to the long- term historic average of a normal market. So why isn't the headline Market Reaching Historic Average?

    Another article headline says: Home Price Fall Sharpest in 35 Years! What you don't get until the third paragraph is that this number ( 9.7%) is for Nationwide sales of new construction. Half way through the article you find that overall prices are down by only 2.5% and sales activity is up for the last two months. You won't see a headline that says Prices Only Drop 2.7% Sales on Rise.

    If I were a Buyer or Seller reading all the headlines I'd be leery of this market. Buyers are worried that if they buy the price will drop and they will look silly for buying in a down market. Sellers are concerned that if they sell now prices will go back up and they will look foolish for not waiting until the market changed. People are truly afraid to make a decision about housing. People would rather make a mistake about a spouse then a house!

    The Real Estate market has been slow for almost a year. The Bubble bloggers are praying prices drop to 1995 levels but that's not likely to happen. Sellers are waiting for prices to increase 50% and that's not going to happen either. Here is what has happened. Prices have declined and inventory is up with many housing choices. Sellers will negotiate price and terms. Interest rates are very low. 30 year fixed rates for loans less then $417,000 are 5.78% and jumbo fixed rates are 6.1%. This is an amazing market with great financing and lots of choices but people are not buying. So why are people waiting? I think people are afraid. It seems as if the entire country is just waiting for a headline that tells them the slump is over and it?s OK to return to the housing market. No one wants to be wrong, however trying to time a housing market is almost impossible and usually depends on luck more then skill. Often by the time the general public realizes a market has changed it is too late to get in at the right time. So if you are waiting for the headlines to tell you it?s time to buy you might be too late to get that good deal you have been waiting for so patiently.

    Pushchairs strollers and buggies the most important considerations before you buy


    Should a pushchair by practical or pretty? How about easily collapsable or extremely cheap? With hundreds of pushchairs/strollers/buggies available the only way to know what is most important is to ask the parents?


    There is a myriad of pushchairs and strollers on the market. Wonderful sounding names such as Bugaboo and Cosatto. Most parents will know of Mamas and Papas - but what are the most important aspects to choosing the right pushchair for your child or children?


    Is a pushchair or stroller a fashion statement? You could be forgiven for believing that it is. Many new pushchairs boast ultra-modern designs, colour changing abilities and they come with a price tag to match.


    I first became interested in pushchairs when I became a father - obviously! - and like many parents fell into the marketing trap, choosing a pushchair for all the wrong reasons. The right reasons for choosing a pushchair are weight - it should be light, mobility - it should be easy to push, price - it should be affordable and sensibly-priced, it must meet safety standards and it should be a manageable size.


    In terms of size this was our first mistake. There are some wonderfully attractive three-wheeler pushchairs/strollers available (the sort you see in glossy magazines, being pushed by celebrities out jogging) but wait, they are not practical on a day-to-day basis unless you intend to go jogging. Try getting through a shop doorway - many are as wide as twin pushchairs.


    What if you have twins? Tandem strollers have one seat in front of the other, but if you have ever tried to push one you will realise that trying to wheelie up a kerb-stone is like doing it will a full supermarket trolley.


    Then there are tandem buggies that are no longer than a single buggy - but they have really high handles so if you are 5 foot or just a little taller they will be impossible to push.


    There are lots of things to consider when buying a pushchair or buggy. I created a pushchair review site so parents could post honestly about their experience to ensure fewer people fall into the huge marketing trap surrounding pushchairs.

    Langan's Brasserie in The Seventies



    The most popular restaurants in the Seventies were places to see and to be seen in. The newly opened Langan's Brasserie in Stratton Street, on the site of the old Coq D'Or, fitted this bill perfectly. Peter Langan, the alcoholic genius who created the restaurant, hosted preview dinners, leading up to the opening in 1976. The ambience was enticing, donated fine art splattered the walls, David Hockney designed the menus, but in those days, the food was the least interesting thing about the restaurant. It was the famous clientele that attracted the caf? society in droves. On one given weeknight, you could spot deranged members of the British aristocracy, Hockney, David Bailey, Jack Nicholson, Andy Warhol, The Shah of Persia, and President Gerald Ford munching away. (Statesmen were invariably encircled by tables of their security staff). Diners scoffed bangers and mash, while viewing the restaurant's visual froth, which included socialites, top models and their entourages of fashion designers and fashionable hairdressers.


    Once the restaurant opened, if provincials booked a table, thinking they could star spot, they were shoved upstairs to 'Siberia', to ogle if they so wished, Patrick Procktor's freshly painted mural of Venice. The top table, which Peter Langan reserved for his friends was near the entrance, next to one of the big windows in the restaurant. One of the main attractions of the restaurant was Peter himself, who thrived on being an outrageously rude court jester. He revelled in verbally attacking his adoring customers, and behaved like a sexist pig towards his women victims. Funnily enough, trapped diners regarded it an honour if Peter descended on their tables and ruined their meals.


    The Sculptor Peter Schleshinger drew a lovely portrait of me in the early Seventies, and the architect who bought it in order to scare his children loaned it to Langan's. It was shoved at the far end of the restaurant near the library on the ground floor, which gave me a legitimate excuse to 'see and be seen', while I table hopped through the restaurant in order to view it, during my days as a gossip columnist. The characters in Frantic, my novel about the early Seventies didn't make a habit of going out to swanky restaurants. That's because they were holed up in trendy cafes, modelled on the infamous Up All Night in Fulham Road, where wired partygoers used to come down from their drugs. 'One fading afternoon, in a popular Knightsbridge watering hole, Alice's pounding head lay submerged in her triple expresso coffee (she had spent a tough night at The Igloo)' is a quote from Frantic which illustrates the fad for all night cafes in the early Seventies. Food didn't seem to be so popular in those days.


    The fodder was definitely the least important thing about Langan's, although the cr?me br?l?e was divine. It was the best thing on the menu, and one needed a pickaxe to crack the crust. When I interviewed Jackie Collins re: her book Hollywood Wives, we consumed cr?me br?l?e for our starter, main course and desert. And, no, we didn't have the top table. We had the second top one!

    The Backgammon Board Game And Its Long Journey Through Time

    If we could travel back in history through our time machine, to view the earliest origins of the backgammon board game some five thousand years ago, we might well find ourselves on the edge of a mud-brick village by the might river Euphrates. Under the shade of a palm tree, two men sit around a roughly carved primitive backgammon board. They discuss in animated terms the first ever backgammon instructions and perhaps express some difference of opinion about how the backgammon setup. If we stay a little longer to observe their play, we would probably recognize some of their backgammon strategy, and perhaps even acquire some valuable tips for improving our own play. Although the stone counters and the bone dice would be strikingly different from the counters and dice we commonly use, and their backgammon boards divisions would certainly not show the same precision with which our contemporary boards are divided into their twenty four points, it would be amazing how much of the game would be recognizable.

    Now what if we could reverse the direction of travel of our time machine, and take these ancient players away from their riverside game and bring them into the twenty first century. While they would certainly be astonished by modern technology, they might be even more astounded to see how their favorite pastime survived all the travails of some five millenniums. The backgammon boards on sale in the games retailers, would no doubt remind them of the game they once played, and even todays common backgammon set up would have a familiar look to it.

    The big question of course, is how would they react to the concept of free backgammon games, with a backgammon download available from a range of Internet backgammon sites? It seems reasonable to speculate that after the initial shock with the amazing technology that makes Internet backgammon possible, they would start to be impressed by how these downloads bring to the screen backgammon sets displayed in 3-D and a variety of colors, presenting an excellent reproduction of the manufactured backgammon sets. With a little further acquaintance with online backgammon, they would doubtless start to appreciate the pleasures of playing backgammon against a sophisticated computer, not to mention the enjoyment to be had from being able to play against opponents from all around the world. If, as seems likely, the first backgammon players were also backgammon gaming enthusiasts, they would be astounded by the amounts skilled players can win on the Internet.

    True, it is possible that our imaginary time travelers could find themselves missing the simplicity of the backgammon games that they enjoyed back in their village, when contrasted with the speed and sound of Internet backgammon. Nevertheless, it is hard to imagine they would not derive satisfaction from the way their favorite village pastime has become a game enjoyed by millions of people, both online and offline. It would be hard to find a comparable ancient game to match backgammons long life and popularity.

    Backgammon Rules


    The game I played between two players. It's a pleasant activity and a great way to spend time, at home or if you are on the go. Backgammon rules don't change no matter where you play the game. Every backgammon set has a sheet with directions that show you how to play and describe all the rules.


    To start the game you first set up the board. Your opponent sits on one side of the board and you on the other, opposite of him. Each player throws a single die; the player throwing the higher number now moves his checkers according to the numbers showing on both dice.


    The direction in which you move your checkers is counterclockwise. A checker may be moved only to an open point, one that is not occupied by two or more opposing checkers. The numbers on the two dice constitute separate moves. A player must use both numbers of a roll if this is legally possible.

    The first player to bear off all of their checkers wins the game.


    The dice must be rolled together and land flat on the surface of the right-hand section of the board. The player must roll again both dice if a die lands outside the right-hand board, or lands on a checker, or does not land flat. A player who rolls doubles plays the numbers shown on the dice twice. A roll of 6 and 6 means that the player has four sixes to use, and he may move any combination of checkers he feels appropriate to complete this requirement.


    You may move any of your game pieces you wish but remember that the object of the game is move all your checkers into your own home board and then bear them off.


    This game is fun to play and easy to learn. There are a lot of rules to the game, so it usually is a good idea to keep the directions and rules for the game nearby so that if you get stuck, you can get the help you are looking for.


    There can be some rules that may change if you are in a backgammon tournament or challenge. But they don't modify the basic meaning of the game; usually they only change the scoring system in the tournament.


    You can also play backgammon online. It's the same as at home only that you don't see your opponent and you may be playing for money, but the general rules are the same.

    Read Baby a Story Sing a Song


    When my youngest was born, nearly forty years ago, I would rock him while nursing him, his three-year-old sister and fifteen-month-old brother in their child-sized rocking chairs. As we rocked, I read stories to the children and sang songs, which I had done from the time my daughter was born. We had a time together three to four times a day when the children listened to the stories and songs, soon learning to sing themselves. Of course, I operated on instinct only, and my children didn't realize that reading and singing wasn't a common occurrence in every home, until they were in school and visited friends' homes and came home shocked. I had been raised by a mother who also read and sang to her children. Neither of us read anywhere that we should; we just did. Now, modern theory, concerning the way infants learn and respond promotes reading and singing to babies in order to boost development of thinking, language, and early reading skills.


    According to Reading to Baby, children don't read for two basic reasons: oo much TV and a culture than doesn't value books. Parents and other adults in a child's life can help change this tendency by making reading a part of their lives and reading to their children, setting an example that will encourage children to be lifelong readers.


    Reasons for reading to babies and children include parents having fun with their children, as I did with mine, as well as helping youngsters relax and go from bundles of energy to a child ready for naps or bedtime. However reading does much more: It helps develop thinking and language skills, which go hand in hand. Even if infants don't know the meaning of the words they hear, the sounds help their brains learn critical language skills.


    Doctors at UT Southwestern Medical Center, Dallas, Texas, state that there's only one true method to help infants speak and understand language, and that is to read to them. While infants don't know the meaning of many words, hearing the sounds helps their brains develop critical language skills. It enhances a child's pronunciation of words, expands vocabulary and begins programming the brain for more advanced speech and reading.


    Adding singing to the mixture creates even more verbal stimulation to help children develop thinking and language skills later. A panel of experts during a White House symposium stated that parents should sing and talk to even the youngest infants.


    Penny Warner, from Parenting Resources of Evenflo says, Singing to baby is one of the best ways to encourage his ability to vocalize in syllables.


    Therefore, even before experts agreed, by reading and singing to my children I showed them that I valued books, helped them develop a love of reading and music; and most of all, their development of thinking and language skills were boosted - not bad for doing something I liked to do.
